Silent Valley Membership in Banning California, Buyer Beware........Be VERY BEWARE!

Well well well!  There are many, many posts on Craigslist.com in the California areas that are proclaiming Memberships to Silent Valley which is a Camping 'Club', and yes, I use that term 'club' VERY loosely.  You see, this is a Membership that you purchase........for life!  Yours and beyond in some cases.  They say that they are NOT a TimeShare........so what are they then?  If you own the land and get a paper at tax time saying what your tax payment was, and you only own it for a TIME, and you SHARE it, then technically, it IS a TimeShare.  Your Sharing your time on this place.  Now, TimeShares, in my opinion, are a SCAM.  This Silent Valley Lifetime (or else) Membership is also (in my opinion) a SCAM.  Let's see what the definition of SCAM is:
The definition of scam in the Merriam-Webster dictionary is:
a fraudulent or DECEPTIVE act or operation.
Yes, this place is VERY deceptive.  Even the Members themselves are deceptive because when they want to get out, they have to pay out of their pockets to escape the FOREVER membership of the place.  Currently, the transfer fee is $995.  That includes a $250 Background and Credit Check.  Both of which you know they are making TONS of money on, because you can probably do both for about $100.

Anyway, here is how we found all of this out!  I was looking on our local Craigslist.com for an entertainment unit.  Somehow, up came this ad for a Silent Valley Membership WITH a 1984 trailer for $250.  WOW!  I was thinking, "Depending on what condition the trailer is in, we could get it for $250! and just not renew our membership!"  Uh-huh.  You've heard the saying, "If it sounds too good to be true, it probably is" right?  Yup, that's what it was.  I called the guy (who's a lawyer, no less!) and he touted all of the wonderful things about Silent Valley and how they don't use the membership anymore or the trailer because they are retired and they don't want to camp any longer.  So, they are willing to just transfer the membership and the trailer to us but it will cost us a $250 background and credit check fee.  Sounds high (I'm a Real Estate Agent so I know I couldn't legally charge these fees!) but the temptation of the trailer was too great.  Plus, the guy told us that the Membership was paid up through October 2011 and the Trailer rent was paid through August 2011.  WOW!!  We could just use the membership through the end and then take the trailer and park it at a friends and be thrilled with the trailer and just not renew the membership. 
Now, in any other membership that I've ever had or ever heard of, you pay a yearly dues fee (and maybe something else too) and then if you decide to quit, you just don't pay anymore.  Oh, but not this place!  And no one told us this either, until after we'd already been up there and toured the place with the owners and filled out the paperwork for the background and credit check and handed over a CHECK (thank GOD, don't ever give cash or a credit card number or you are SCREWED!) for the $250 background and credit check.  The guy who wanted us to buy his membership was going to have to pay a $995.00 (yes, that's right!) transfer fee (we would pay the $250 out of that amount for the background and credit check) to be able to get out of his membership!  OMG!!  SUCH A SCAM!!  The courts need to make laws against these types of places.  I'm telling you! 
Anyway, we did all that, and then we went up to Idyllwild with the kids and played and shopped and had dinner up there.  While we were eating and discussing the Silent Valley excitedly, a couple was passing by and heard our words.  They stopped and asked us if we were members already or considering it and we told them we'd just put in for the credit and background check.  They went into fits and told us the place was a scam and that you HAVE to pay FOREVER, that it's a LIFETIME membership and you can't get out of it and in some cases they'd heard that the place went after people ESTATES to get their yearly dues AFTER THEY'D died!  HUH????  I couldn't find anywhere to prove that part about going after peoples Estates, but I did discover when we got home that yes, it is a legal scam this place.  And so I got online and stopped our check with our bank (this was late Saturday night) and then Sunday morning I called the man who we were going to be getting them membership from and told his wife we were backing out.  She asked why and I told her it is a scam.  She said, "It's not REALLY a scam."  So, what do you call it then?  I would rather call it what it is......a SCAM to make you pay FOREVER.  Then I called the Silent Valley and told them we were backing out and to not do the background check and credit check (which Judy had told us would take 5-7 days to do) and I left a voicemail for Judy saying just that and that I put a stop on our check.  The girl who'd answered the phone said it was a non-refundable 'deposit' to which I told her I wasn't asking for a refund, it WAS NOT A DEPOSIT, and that we were backing out and stopping payment for services that we no longer gave permission for.  I also sent a fax saying the same thing.  Judy was out that day until Tuesday.  I got a call from Judy today (3/15) telling me that the checks had been done Saturday already (then why did you tell me that it would take 5-7 days to do them?) and that the 'deposit' was non-refundable.  I told her it wasn't a deposit, we stopped the check and took back our permission for a credit and background check and that we were no longer going to be having anything to do with the scam place.  She said that they WERE NOT a scam.  Yeah, right, like you are so honest that you couldn't tell us everything before we agreed to the credit and background check and neither did the owner of the membership!  It's called DISCLOSURE, and there was NONE OF THAT!  We did not sign a binding contract, we were not told anything about the LIFETIME MEMBERSHIP scam that you have to pay to get rid of.  They hopefully have no leg to stand on.  At least I'm keeping notes and letting people on Craigslist.com know about the REAL deal.  Craigslist keeps deleting my posts and I keep putting them back on.  It's called DISCLOSURE!!!  So, we'll see how this all turns out, I will have to make sure that I put a stop on my check every year at this time so that they don't save it and push it through.  Or maybe I'll just close that account and open a new one.  But thank God I gave them a check.  Please people, just go to a KOA campground!  There is one just down the mountain from this Stepford Wives craziness.  Stay away from Silent Valley and go to KOA!!  More as the saga unfolds.

  2. We were duped as well. They keep raising our yearly fees and this year asked for an additional $400 for "maintenance". That's when we decided to get out from under this place. They told us the only way out would be to get an attorney and take them to court!! Has anyone successfully gotten out of their agreement with SV??? Please HELP!

    2. Some of the reason for the assessment fee is because you have people who become members and just stop paying their annual dues. The park needs to be maintained and that costs money. When people just decide to stop paying their dues everyone has to pick up there tab so you need to be responsible enough to pay your bills so no one else has to pay them for you.

    4. This park LOCKS YOU IN FOR LIFE.. They totally screwed over their lifetime members by now offering 5 and 10 year memberships..making it IMPOSSIBLE to get out of the lifetime ones. HOW CAN THIS NOT BE ILLEGAL??? They also added a rule that if you visit the park, you CANNOT BUY a resale from anyone for 2 years... HOW IS THAT NOT ILLEGAL? They have rigged the system so lifetime owners cant even give it away. Those of you who stick up for the park and say "You knew what you were gettin into" I say this. They LIED in our meeting 15 years ago and said that if we ever wanted to sell, they would buy it back or help us sell it. NOW they have HUGE FEES to do it, dont return calls for help, and have made it impossible. If they were half human they would help those who want out to get out first. I WOULD LOVE to find a class action based on their new rules but Im not smart enough to know how to do that. SO.. I may just park a car with a sign outside their gate saying TALK TO ME BEFORE YOU BUY HERE - THEY ARE EVIL! :)

  4. I dont view this a a scam. We were explained everything up front. What has damaged the Park is the economy and all of the members that have stopped paying their yearly dues. We considered trying to get out of our contract however after thinking about it, where else can we stay for $50 a month to visit one of our favorite towns, Idyllwild. We can bring our dogs with us. Our grandson absolutely loves Silent Valley and has been going for 7 years. Now we have another grandson on the way who I am sure will love it just as much. I was not happy about the $400 assessment but as a 10 year owner/member that was the first time this has happened. We even go up in the winter and enjoy the snow. With Lake Folmer, Idyllwild, The nature center, the Diamond Zen center and all of the hiking trails available it is well worth $50 dollars a month.

    1. I disagree. They not only dont help resell or buy back as they said in our meeting when we bought 15 years ago, they now sell 5 and 10 year memberships that totally undermine the ability to resell. Also if someone visits the park they have a new rule that you cant buy any resale for 2 years after your visit. TERRIBLE people. I have been disabled and havent used the park for 12 years but still pay because I literally cant give it away, they are no help, and they make it impossible to resell. TERRIBLE.

  5. I am thinking of becoming a member. I was just told yearly dues are 625.00 a year and storage is 565 a year. Is that true? Also please explain the 400 dollars extra?

    1. The dues seem right, I don't know about the storage fees though, we tent camp.

    2. If you tent camp then you have no storage fees.
      That is just for folks who want to store an RV or trailer in the secure storage facilities on site.

  6. I was looking at this as well $625 a year looked and sounded REAL good until I got the break down then things went dramatically down hill.

    Her is the break down that I got as of last week:

    * First year + membership dues = $1250 (First years dues & sigh up fee "last month rent"
    * Member ship dues = $625 (reading this post...it will go up)
    * Yearly storage cost = $285 (0' to 19' unit), $405 (20' to 28' unit), $525 (29' to 34' unit), $645 (35' to 41' unit)
    * Transfer fee = $400
    * Family Transfer = $120
    * Late Charges = $15 (every 30 days)

    Keep in mind this is just on a one sheet and I don't have any small print at this point to back it the prices up or cancellation policy.

    Cons for me at this point:

    * 59 year commitment that seems to be iron clad and not way out except to transfer it (sell it, or give it away, or take a loss paying someone to take it) In there difference they do offer a 5 and 10 year lease at a higher buy in. $1750 first year of 10 year lease. $2250 for first year of 5 year lease. I don't know if there are any cancellation fees or the process of the shorter leases.
    * Special assessment fees (first I heard from here) this makes sense tom me since it similar to a time-share and the have them when certain un-budgeted thing happen.
    * Not an investment since your only renting essentially since it's only a lease.
    * We just stopped at another campsite (not as nice) with only a yearly member ship with cancel anytime and no long-term obligation except the year. NO start up fee either.

    Pros:
    * Cheap yearly dues if you break down the cost of getting 120 days per year. ($5.21 a day)
    * Spread out sites with some large shade trees...not a parking lot at all.
    * Seems like lots to do with all the activities planed each weekend.
    * A Bar
    * An adult only rec. center that was nice and very homey feeling. (I'd add pool, but for now the kid pool is drained and has a leak so they are using the adult pool. Maybe another special assessment is going to happen to fix the kid pool?)

    So after all that I would hesitate it they just did it as a club with yearly dues and none of this locked in for years crap. I think they would defiantly get more people and wouldn't have to fight the ones that want out and just stop paying. It is miss leading to call it a "Club" or "Member-Owner" when you’re essentially renting a block of time with no possible financial return on your investment. I didn't ask the property tax question at the time but that does have we wondering a little. This is my interpretation with not a lot of education on the subject so please correct me if I’m wrong.

    Hope this helps; I'm still investigating S.V. to see if it's for me.

    2. We no longer live in CA and will sell our membership to anyone interested as long as you qualify per SV guidelines. We will pay all of your upfront costs and your 1st year dues!

  7. Anyone know where the class action suite is it? SV called me yesterday with a buy out option. LOL I would have to pay them first and then they would take ownership and pay me back. ???? Really?

    3. my mom belongs to SV. she has been trying to sell her membership to no avail. She is 80 and in poor health. She no longer owns a rig (bank has it) she got a divorce and lives on SS. I'm reading about a class action law suit. Any information would be helpful.

    2. They told me 6 months ago my buy out was $2995. Pay up front and they would pay you back. An attorney told me they would most likely not be paying me back and if they attacked my credit score to call him. Today served with papers for small claims and it is up to $3650. Left message to speak with the same attorney. I can not believe this. Good luck!

  15. We've been members and faithfully paying annual fees for nearly 30 years but now our kids are grown and we have all moved out of California. We are working with a firm to try to end our membership, but it is dragging on and so far we're not getting any assistance from SV staff. More dues coming up in June... don't know if this will ever end... We feel we are being punished more for faithfully paying than the people who have failed to pay their dues over the years.

  16. Have been trying to get out of mine for years. LOCKED IN. They now sell 5 and 10 year memberships at the park which makes mine impossible to even give away. These people are crooked as they come. I would love to file suit or join one if there is one going. They change the rules in the middle of the game. TERRIBLE PEOPLE.

  17. My dad was one of their first buyers- and our family used it many times during the years. Now Dad is gone and Mom is 93. Haven’t even been to Idyllwild let alone gone camping in at least 30 years, but Mom kept paying her (now) almost $700 fee every year. She’s paid several legal firms to get her out of the membership but they were scams too! Have been using another legal firm but the process is very slow. I’m disgusted with silent valley and their business practices and reiterate what the above poster said: TERRIBLE PEOPLE!

  18. We accepted one of those “free” memberships from a member who wanted out. This was about 15-20 years ago. We paid a transfer fee, started camping there and paid the annual dues. The annual fees kept going up and we were a younger family and couldn’t afford it. Eventually SV sent our account to a collection agency. We paid them monthly to pay off our debt. That collection agency went out of business and we haven’t heard anything from SV for 20 years. I thought we were just nor members anymore. Yesterday out of the blue we received a notice from a collection agency that represented SV to pay $9,000 or they would report us to the credit bureaus and that our credit report would be damaged!! What is this?! We don’t even have an RV anymore. I’ll be calling SV on Monday. I don’t understand what’s going on.

Victor , please post on here if you had any success we’ve been members for around 25 years and then trying to get out for the last bit they keep stringing us along and adding all kinds of other fees when Covid started we couldn’t pay anymore so I was making $25-$50 payments a month and asking them to please get us out of it somehow and they said they couldn’t we had to sell it if we wanted out they really don’t feel good about doing that to someone else

  24. Well hello to all disgruntled silent Valley owners/members/people who have been scammed

    Our firm is currently failing a class action suit against the current management of silent Valley which has continued the practice of threaten lawsuits and collections against people that just want to get out of the membership the family member purchased years ago .

    We know for a fact and we have documentation and affidavits of previous employees where they would take back memberships in Lieu of trying to collect fees after a previous member that passed away

    We would love to have as many people as possible that have been ripped off by these greedy people join our class action and get restitution from this corrupt management team.
